Every field is what the court’s notice printed.

Each estate is folded from the court’s published probate notices, every printing of one estate merged on its case number. A value the notice does not print is left out, never guessed. We are not a court, a clerk or a law firm, and nothing here is legal advice.

Common questions

ProbateLeadsList is a register of 6,040 probate estates in 63 US counties, built from the court’s published notices to creditors.

What is a probate lead?

An estate that has just been opened in probate court, usually after the owner of a house has died. The court appoints a personal representative (an executor or administrator) to settle the estate, and the estate publishes a notice to creditors. Heirs often prefer to sell a house rather than keep it, so a new estate is a lead for investors, wholesalers and agents who buy or list inherited property.

Where do the records come from?

From the court's published probate notices: the notices to creditors and notices of administration an estate must publish. Each printing is read, and every printing of one estate is folded into one record. We hold 6,040 estates in 63 counties.

What does a record include?

The decedent, the court and case number, the date of death and last residence where printed, the date the notice first ran, the creditors' claims deadline, every personal representative with the mailing address the notice prints, and the estate's attorney with phone and email where printed.

What does ProbateLeadsList cost?

Pro is $49 a month after a 3-day free trial: the full record on every estate in every state, alerts the morning after an estate is published and CSV export. A one-state Starter plan ($29) and a high-volume Business plan ($99) are also available. Every page's counts, and its newest five estates, stay public without an account.

Which states are covered?

Florida, county by county, with more states added once their notices are read reliably.

Why does the claims deadline matter?

It is the end of the window creditors have to file against the estate, counted from the first publication. While it is open the estate is fresh, and the family is often still deciding what to do with the property; records closing inside two weeks are flagged.

What a plan opens

The decedent is public. Who to call is not.

Every page shows its counts, and the decedent, case number and deadline of its newest five estates. A plan opens all 6,040 estates, with every personal representative’s mailing address and the estate’s attorney.
